Digital support for the life cycle of an investment and construction project

Svetlana M. Molchanova

This article explores the role of digital financial instruments in increasing the availability and sustainability of financing in the construction industry. These instruments are characterized as a set of innovative solutions and mechanisms based on the use of digital platforms, distributed ledgers, and smart contracts to optimize the processes of attracting, distributing, and monitoring financial resources in the investment and construction cycle. The study illustrates the impact of digital transformation on the financial availability of construction projects and the evolution of new forms of capital raising. It emphasizes that financial stability and availability of financing are key benchmarks that construction companies aim to achieve through the digitalization of financial processes. The final section summarizes the role of digital financial instruments in transforming the construction industry and ensuring sustainable economic growth.

Placement, construction and operation of local drainage systems on land plots provided for individual housing construction

Alexander Sergeevich Chugunov, Ekaterina Ol, Nadezhda Matyusheva, Sergey Voinash · 6 authors

The article highlights the problems of improving technical and legal regulation in the field of placement, construction and operation of decentralized drainage systems on land plots provided for individual housing construction. The authors point out the need to improve regulation in the field of organization and use of autonomous wastewater disposal systems within the framework of two main directions – organizational and technical and legal. As part of the organizational direction of problem solving, the authors point out the need to ensure the coordinated development of settlements by ensuring the design and construction of new central sewer networks and reconstruction of existing ones. Improvement in the technical and legal sphere is aimed at optimizing technical and legal norms, in terms of amendments to the current legislation and modernization of technical and legal norms - standards (sets of rules).

The methodical basis for the organization of a consortium of low-rise large-panel housing construction

O A Bezrukikh

The housing problem in the Russian Federation is one of the strategic and priority directions of social and economic policy of the state. According to the housing commissioning figures for the last three years, it can be concluded that the housing problem in the Russian Federation can be solved by building low-rise houses using large-panel housing construction technology. In the current phase of development, low-rise large-panel housing construction cannot function in the mode of self-sustained autonomous existence. The segment in question is not primarily experiencing a shortage of funds, but a lack of strategic and managerial component, which is expressed in the absence of a mechanism of interaction between the participants of the investment and construction process. To reduce management decision-making uncertainty in the implementation of large-scale low-rise construction projects, the article proposes a model of a large-scale low-rise construction consortium, which acts as an integrated organizational and production structure that seeks to find a balance between centralization and decentralization of management. The consortium model unites construction enterprises, manufacturers of building materials, suppliers of material, labor, scientific and investment resources organized into the main technological chain of value-added to ensure technological development of large-scale low-rise construction. The analysis of the developed consortium model allowed us to determine the effectiveness of the proposed measures, which lies in the possibility of significantly reducing the cost of construction and installation work and, consequently, increasing the competitiveness and profitability of the final product, both for consumers and for the consortium members.

APPROACH TO IMPLEMENTATION OF DIGITAL TECHNOLOGIES IN THE PRACTICE OF WORK OF PROJECT ORGANIZATIONS

Konstantin Postnov

The specificity of the digital transformation of design companies is associated with the definition of the object and subject of management, the peculiarities of performing the main production business processes, the identification of interrelations with the external environment.
The paper considers in general an approach to managing the digital transformation of design organizations of the construction industry using the tools of end-to-end digital technologies, gives a general description of the digitalization process, analyzes the possibility of using digital transformation technologies (digital twins, distributed ledger technologies, machine learning, logical-linguistic and frame models) to improve the efficiency of the main production and management Processes.

The Experience of Designing Building Materials

Ирина Александровна Гарькина, Alexander Danilov

Abstract The evolution of views on the development of composite materials is analyzed from the point of view of paradigm shift based on basic models of a continuous self-developing environment towards paradigms based on models of a structured self-developing environment based on ideas and methods of a systematic approach and synergetics. A system approach can reduce or even eliminate the uncertainty inherent in the problem being solved; to reconstruct it in models that meet the objectives of the study; identify objects, properties and relationships of the investigated system, taking into account the mutual influence of the external environment. It is shown that the structural organization of the material determines the structural design of the product or structure and largely determines the functional properties of the entire system. Composite materials are considered as large complex systems formed on a modular principle: integrative properties are approximately determined on the basis of autonomous studies of separate subsystems. Separate subsystems are supposed to have a certain degree of autonomy; the introduction of custom reference models with the simultaneous decentralization of modules by inputs is possible. It is shown that the conditions for transferring the results of autonomous studies to the system as a whole are determined by the completeness of understanding the processes of formation of the structure and properties of the system. When developing composites, the PATTERN method and the SATURN technology are used to determine the criteria for assessing the relative importance, mutual utility, state and timing of research and development, maintaining a reasonable balance between the internal logic of science and its practical significance. Partial criteria and formalization of the generalized quality criterion of building material are analyzed. As an illustration, the definition of flocculation conditions in a disperse system is given on the basis of its representation as a system of particles moving under the action of gravitational and pair interaction forces, interaction with boundaries and a dispersion medium. It is shown that the uniformity of the steady-state configuration and the sedimentation stability of the polydisperse system are mainly determined by the volumetric degree of filling. Given the complexity of the composite as an object of study (multidimensionality, multiconnectedness, incompleteness of diagnostic information), diagnostic interpretation of the analyzed factors, the probabilistic nature of diagnostic information the necessity of using methods of both specific and abstract logical cognition is shown (each new logical stage continues the previous one and serves as the initial prerequisite for the previous one).

Application of RFID combined with blockchain technology in logistics of construction materials

Aleksandr Lanko, Nikolai Vatin, Artūras Kaklauskas

Nowadays, almost none of the fields of human activity can do without supply chain management. In addition, implementation of one in construction companies contributes to major economic benefits. The article considers the application feasibility of blockchain in logistics of construction materials through the usage of RFID technology. An example of introduction to the process of manufacturing and delivery of ready-mixed concrete is given. The main advantages, shortcomings, perspectives, as well as difficulties arising in the implementation of blockchain technology in the construction industry are described. Special attention is paid to the applicability of these technologies.
